Adelaide Residential Market / Your Insights for Feb 2025

Short, sharp, stats & updates on what’s happening in Adelaide’s residential sales market for February 2025.

According to the latest CoreLogic report, national dwelling values remained steady in January, continuing the softer housing market conditions seen throughout much of last year and into 2025. Annual growth has more than halved since peaking in February last year, slowing to 4.3% in January. Nationally, this result was weighed down by capital cities, where values declined by 0.2%.

Every capital city recorded a modest rise in rents over the month. However, the trend indicates a continued easing in rental price growth. Annually, Australian rents increased by 4.4%, still more than double the pre-COVID decade average of 2% per year.

Closer to home, Adelaide’s property market remains resilient compared to most other capital cities. While the rate of growth is easing, Adelaide recorded a 0.7% rise in home values in January and a 1.8% increase over the past three months, overtaking Perth as the capital city with the highest growth rate.

This strength is supported by persistently low levels of supply, with listing numbers 4.3% lower than a year ago and 41% below the five-year average. With limited stock available, homes continue to sell quickly, with a median time on market of 29 days, down from 31 days at the same time last year.

With the potential for a rate cut as early as February, the outlook is beginning to shift more positively. However, we don’t anticipate any significant rise in home values until interest rates return closer to pre-pandemic levels and affordability improves further. The commencement of an interest rate easing cycle will be welcome news for borrowers and prospective buyers alike.
