All of your rent is paid into our trust account and disbursed to you at the end of the month, or twice monthly if you require. We can pay many third party accounts on your behalf, including council rates, SA Water invoices, strata levies, emergency services levy, land tax and insurance premiums. Should we arrange any maintenance repairs on your behalf, these can also be paid from your rental funds.
Each month you will receive a fully itemised statement following our end of month process. This statement will outline your income and expenditure for the month. Following the closure of each financial year we will provide a fully itemised summary of all transactions, income and expenditure in an easy to read format ready to forward to your accountant.

Maintenance & Repairs
Tenants are informed at the signing of their lease that all maintenance items are to be directed to our office. Our Tenancy Inspection Officer will also notify you of any maintenance issues noted during an inspection.
At OC Property Management we also have a dedicated after-hours emergency maintenance phone that is monitored by one of our Property Management staff 24 hours a day.
We ensure that all of the tradespeople we regularly use have the appropriate licenses and public liability insurance. We also monitor all the accounts from our tradespeople to ensure they stay competitively priced.
