Each property manager specialises in one region of Adelaide, meaning that we have an area expert to assist you no matter where your property is located.

Tenant database

We currently have over 1,300 active tenants in the database. These are tenants who have made rental enquiries in the last 30 days so they are all actively looking. All new listings are entered into the system and the matched tenants receive an email and text message with the details and link to the property. This means less time on the market.

Virtual inspections

We will take a virtual tour of your property, free of charge, after each tenancy. This allows you to virtually walk through the home and see what we see, so you can make informed decisions about the property.

Vacancy rate & Arrears

We are very proud of our vacancy rate with the Industry standard for Adelaide Metro being 1%, OC Property Management averages 0.48% meaning we can find tenants faster for your investment. Our rent arrears are also very low with industry best practice at 5%, OC Property Management is at 0.54% so you won't be out of pocket.

Online access

Our landlords have access to their tenancy information through an online portal, so they can track the tenants’ rental payments, maintenance jobs, view upcoming payments and can print financial statements.

Our Marketing Standard

Our research has shown that over 95% of applicants find our properties on the internet. At Ouwens Casserly Property Management we advertise all available properties through many websites and through digital marketing.

All available properties are also placed on our rental list which is emailed to prospective tenants and is also available for people who come into the office. Where necessary we can provide many options to market your investment to prospective tenants.

Tenant Selection

The importance of comprehensive application checks cannot be underestimated; this is, without doubt, one of the most critical parts of the whole process. Our application asks a number of vital questions so there are no complications in the future. All applications are approved by the landlord and accepted tenants are immediately advised and requested to pay a deposit within 24 hours.

Payment Methods

We believe in early intervention when it comes to rent arrears. As part of the tenant induction process our tenants are made aware of our policy relating to rental payments, their obligations under their lease agreement and the consequences if they should fall behind.

Our preferred method of payment of rent is by direct debit, BPay or Centrepay. Direct debit is our own system with which we can take payments directly out of the tenants account and there is no cost to the tenant.

Rent Arrears

It is a condition of our tenancy agreements that the rent be paid fortnightly in advance. A tenant needs to be at least 14 days in arrears before we can issue any legal documentation, however, at OC Property Management we commence the recovery procedures much sooner.

Monthly Statements

All of your rent is paid into our trust account and disbursed to you at the end of the month, or twice monthly if you require. We can pay many third party accounts on your behalf, including council rates, SA Water invoices, strata levies, emergency services levy, land tax and insurance premiums. Should we arrange any maintenance repairs on your behalf, these can also be paid from your rental funds.

Each month you will receive a fully itemised statement following our end of month process. This statement will outline your income and expenditure for the month. Following the closure of each financial year we will provide a fully itemised summary of all transactions, income and expenditure in an easy to read format ready to forward to your accountant.

Maintenance & Repairs

Tenants are informed at the signing of their lease that all maintenance items are to be directed to our office. Our Tenancy Inspection Officer will also notify you of any maintenance issues noted during an inspection.

At OC Property Management we also have a dedicated after-hours emergency maintenance phone that is monitored by one of our Property Management staff 24 hours a day.

We ensure that all of the tradespeople we regularly use have the appropriate licenses and public liability insurance. We also monitor all the accounts from our tradespeople to ensure they stay competitively priced.
