According to the latest CoreLogic report, national dwelling values recorded a modest 0.3% rise in February, marking the end of a short-lived three-month downturn. While the increase was subtle, it was broad-based, with every capital city—except Darwin—and regional Victoria posting a rise in values.

Closer to home, Adelaide’s property market remains in positive territory, with a 1.2% increase in dwelling values over the past three months. Median dwelling values now sit at $822,201, with a 0.3% rise in February marking the 23rd consecutive month of growth. However, this was one of the smallest increases in the current growth cycle, reinforcing that momentum is slowing as affordability pressures mount and population growth moderates.

The market trend continues to favour more affordable housing options, particularly the unit sector, where growth conditions have remained relatively resilient. The latest data shows the upper quartile of Adelaide home values saw a modest 0.2% rise in February, while the lower quartile outperformed, rising by 0.6%.

In a significant move, the Reserve Bank of Australia (RBA) cut the official cash rate for the first time since 2020 on 18 February, reducing it from 4.35% to 4.10%. This follows 13 consecutive rate hikes, which had pushed borrowing costs to their highest level since 2011. While banks have yet to fully pass on the cut, this shift signals the potential start of an interest rate easing cycle—welcome news for borrowers and prospective buyers looking to enter the market.
