Getting started

What platforms will my property be listed on?

We list on Airbnb, Stayz, Google, and can add your property to other platforms like Booking.com if preferred. Alongside this, our professional social media campaigns help boost exposure and drive direct bookings, ensuring your property reaches the right guests.

How quickly can my property go live?

This depends on photo availability and access. On average: – Photos and setup can take up to 2 weeks – Listing uploads are typically 2 – 3 days once assets are ready – We aim to move quickly and keep you in the loop every step of the way.

Cleaning & linen

Who arranges cleaning between guest stays?

We handle cleaning after each stay (unless you tell us otherwise). We recommend professional cleans to maintain a high standard for the guest experience.

Can I do the cleaning myself?

You can, but we don’t recommend it. Professional cleans help keep things consistent and guest-ready, which is important for reviews and return bookings.

What are my options for linen?

You can either:

  • Provide 3 full sets of linen and towels or
  • Hire linen from our supplier Please note: we facilitate the professional laundering of both hire and owner supplied linen.

What about washing quilt covers?

We include the cost of washing one quilt cover per stay. Anything extra will be included in your excess linen laundering costs.

Photos & marketing

Who handles photography & what’s the cost?

We arrange professional property photography and include it in your onboarding. Prices vary depending on the property, but we’ll always confirm before proceeding.

Owner supplied items & access

Can I store my own supplies at the property?

Yes. We ask owners to keep a locked cupboard with things like spare toilet paper, tea/coffee, and paper towels. This helps us restock quickly between guests.

How do keys work?

We suggest two key sets:

  • One in a lockbox for guests
  • One in a separate lockbox for our cleaning team You can also opt for a digital lock. We’ll help set everything up.

How do guests access the property?

Guests will either use a lockbox or digital code no key handovers needed. It’s seamless and secure.

Availability & calendar management

Can I block out dates for personal use?

Absolutely! Let us know your preferred dates and we’ll update your calendar. You can block out time for personal stays, renovations, or anything else.

How far in advance should my calendar be open?

We recommend keeping your calendar open at least 12 months in advance (minimum 6 months) to capture seasonal and future bookings.

Guest experience

Do I need to leave a welcome gift for guests?

A complimentary gift is provided as part of our service, but if you’d like to leave a little something extra, you are more than welcome to do so.

Can I restrict pets or parties at my property?

Yes. During onboarding, we’ll ask about your preferences so we can update your listing.

Maintenance & property care

Who looks after the garden or outdoor areas?

If you have your own gardener, they’re welcome to continue. If not, we can organise this and charge it through your monthly statement.

Do you manage deep or seasonal cleans?

Yes, we can organise deep cleans, especially before or after busy periods like school holidays. You’ll be notified in advance.
