According to Cotality’s latest report, national home values continued their upward trend, rising by 0.5% in May. This brings the index 1.7% higher over the first five months of the year, marking four consecutive months of positive growth. While the pace has moderated compared to the rapid gains of previous years, the market remains steady, resilient and well balanced.

Growth continues to be supported by low housing supply, steady migration and a lift in consumer confidence following the federal election.

Adelaide remains one of the country’s standout performers. Dwelling values rose by 0.4% in May, taking annual growth to 8.6% and placing the city alongside Perth as the highest-growing capital. Over the past year, Adelaide’s median dwelling value has increased by $65,400, reinforcing its long-term strength and affordability.

Looking ahead, there is cautious optimism in the market. The Reserve Bank’s inflation outlook has improved, with forecasts pointing to a return to the 2 to 3 percent target range. This has fuelled expectations of further interest rate cuts, which could unlock more buyer activity in the second half of the year. With limited stock and strong lifestyle appeal, Adelaide remains well positioned for continued demand and sustained growth.
