3 Hectares (approx 7.4 acres) with comfortable double brick home perched at the top of the property with a wide paved terrace that overlooks the vineyards below and the Southern Vales, hills, valleys and coastline beyond, all located a short 15 minute walk to the Historic Village of Willunga.

Inside the comfortable 3 bedroom home with study the panoramic views are repeated through a line of picture windows in the main bedroom and open plan living room that includes a dining area and air conditioning.

There is a second living area with slow combustion heater, updated bathroom and kitchen. Brilliant entertaining areas, and lined shed adjacent to home is currently set up as offices which could easily be converted to another living space or a granny flat (Subject to Council consent).

NBN is on site, further shedding, store room, chook shed, numerous fruit trees and small fenced paddock currently home to 4 friendly alpacas.

The vineyard is planted with just under five acres of premium Shiraz grapes that yield an average 12 to 15 tonnes annually, and the best part is a contractor does all the work while you relax and enjoy the space.

A few words from the vendors-
We have really enjoyed our time at 45 St Johns Terrace in Willunga overlooking the villages of Willunga, Aldinga and McLaren Vale. The double brick home is very comfortable staying warm in winter thanks to the trusty fireplace and cool in summer thanks to the double brick walls and gully breezes. The view is always mesmerising and is forever changing. Spectacular sunsets and great lightning shows amongst our favourites, on clear days you can see ships lining up to come to port. The setting makes an awesome backdrop for entertaining. Last Christmas we had around forty family members for a wonderful lunch, the tables set in white linen and festive decorations looked beautiful, the party continued into Christmas tea with an awesome sunset to end a really enjoyable day. Occasionally in winter clouds roll past that you can almost touch. We have many good memories of this amazing property that will be with us forever. There is abundant bird life in the area, various parrots and rosellas, finches, cockatoos, galahs and we have a pair of wood ducks that visit every year to nest. Especially impressive is the flocks of black cockatoos that stop in to feast on our pine trees. The setting would make an awesome cellar door, we have insulated and wired the top shed and had planned to use it for wine storage and office. We have operated Blue Tongue Vineyards from the property (www.bluetonguevineyards.com) which is possibly available for purchase. The Alpacas are always happy to visit & always interested in what is going on, farm fresh eggs dont get any fresher. We had a quote of $6500 to add a sewerage holding tank and pump and connect it to the existing septic system. We were planning to add an ensuite to the master bedroom & convert the existing laundry/warehouse to a granny flat. We had also envisioned French doors off the master bedroom leading to a heated pool over looking the Vale but never quite got to it.
In Closing we offer the property for sale reluctantly and wish the new purchaser many enjoyable years to come at this fabulous home.
