The trend of off market sales in real estate

The recent trend regarding off market sales has been interesting to watch. We’re starting to see a pattern as a result of a change in the marketplace over the past six months, with more owners looking at selling off market before they go to a full marketing campaign of signboard, internet and press advertising.

Ouwens Casserly has always been industry leaders in full campaign marketing. This stems from a philosophy of the bigger the reach, the bigger the audience. This tends to result in stronger competition that ultimately gives the greatest chance to achieve a higher price. However, as a company, we’re getting some really good results from off market sales as well.

SO HOW DO YOU GO ABOUT AN OFF MARKET SALE & WHAT ARE THE BENEFITS?

In the past, we believe what real estate agents sometimes do as an industry is tell the consumer what they need rather than hearing what they want. What we’re seeing now is that clients are more educated in the whole process. This has come from an increase in publicly available online resources and people interested in selling their home will understand roughly what the home is worth. They will investigate further on realestate.com.au or on the OC website and see what similar properties have sold for.

As the cost of marketing continues to increase, more potential sellers are enquiring about selling off market. It can allow the client to save up to four or five thousand dollars in marketing. It can also mean one private open inspection, rather than a campaign that carries over a few weekends.

THE OC FIRST DATABASE

Ouwens Casserly has established the exclusive OC First buyer database. OC First is designed to give a targeted and first access advantage to the types of properties you are seeking before they are listed on the open market.

Ouwens Casserly has a large database of buyers eager to secure their dream property. These buyers are qualified and ready to purchase when the right property presents itself. We invite the buyers to come to a private viewing, knowing that the property is what they are looking for.

A PROCESS THAT WORKS

The process of selling off market allows vendors to test the market early in the process of selling their home. OC Willunga Director Nick van Vliet says vendors can “obtain useful buyer feedback on presentation and price” of the property through the early private inspections facilitated by OC First and “ideally have a low fuss, successful sale.” Then they can make the decision as to whether or not they decide to pay the full marketing campaign budget which will open it up to new buyers that have only entered the market in the last few weeks or so, or who aren’t registered with Ouwens Casserly.
