Adelaide continues to stand out as one of Australia’s most resilient property markets, supported by consistent demand, lifestyle appeal and growing buyer confidence.
According to Cotality, Adelaide dwelling values reached a new record high, rising 1.9% in November and 4.4% over the quarter, with annual growth of 8.2%. This momentum has been driven by local buyers, interstate movers and downsizers drawn to established suburbs, lifestyle-led locations and Adelaide’s relative affordability.
Sales conditions remained competitive, with a median selling time of 29 days. Stock levels stayed constrained, with total listings down year on year, continuing to support price stability and strong buyer competition across many suburbs. While affordability pressures have increased following sustained growth since 2020, PropTrack data shows buyer confidence has remained resilient, underpinned by population growth, limited new supply and Adelaide’s reputation as a stable long-term market.
With the cash rate held at 3.6% through the latter part of the year, borrowing conditions stabilised, supporting renewed confidence and steady market activity. Looking ahead, Adelaide is well positioned for sustainable growth, supported by low stock levels, consistent demand and strong fundamentals across both owner-occupier and investor markets.
