Thinking of Selling This Spring? Here’s What Adelaide Sellers Need to Know

Spring has long been one of Adelaide’s busiest selling seasons. Homes are looking their best, buyers are out and about, and there is often a natural lift in property activity as we head towards the end of the year.

But spring 2026 is shaping up a little differently.

Adelaide is entering the season after another strong year for property values, but the pace of growth is beginning to ease. For sellers, that makes getting the timing, presentation and strategy right even more important.

Adelaide’s property market is shifting

Adelaide property values remain considerably higher than they were a year ago. Cotality data shows dwelling values increased 10.5% over the 12 months to July 2026.

More recently, though, the market has started to level out. Values increased just 0.1% over the three months to July and were sitting only 0.4% below the record high reached in May.

So, what does that mean if you are thinking about selling?

It does not necessarily mean waiting. It means understanding where your property sits in the current market and having a clear plan before you launch.

Why spring still matters

There is a reason spring continues to be a popular time to sell. Gardens come back to life, days get longer and natural light can make a big difference to how a home feels during photography and open inspections. Buyers also tend to have more flexibility to attend inspections as daylight hours increase.

Then there is timing. Buyers hoping to purchase, settle and move before Christmas or the start of a new school year have a natural deadline to work towards.

For sellers, all of this can create a great window to showcase a property.

More listings can mean more choice for buyers

Spring also tends to bring more properties to market, and that is where preparation becomes important.

Nationally, the number of new listings remained below the five-year average heading into August, reflecting the usual winter slowdown. As spring arrives and more sellers decide to list, buyers may find themselves with greater choice.

That means simply being on the market may not be enough.

A home that is well presented, priced appropriately and supported by a strong marketing campaign has a better opportunity to capture attention when buyers are scrolling through more listings and attending more opens.

Buyers are still active

While Adelaide’s value growth has slowed, there is still activity in the market.

Sales volumes across Adelaide were 4.0% higher over the year to July 2026, while sales across the combined capital cities fell 3.5%.

For sellers, this is an important distinction. Slower price growth does not mean buyers have disappeared. It does mean buyers may be more considered about what they purchase and what they are prepared to pay.

A successful spring sale often begins well before the first open inspection.

August is a good time to start working through the jobs that can make a difference, whether that is tidying the garden, completing small repairs, refreshing paintwork or simply understanding what your home could be worth in today’s market.
