A golden opportunity

Investors, families and builders take note. This is a unique offering and a golden opportunity to acquire two solid and sizeable, two-bedroom units on a generous allotment of 539 square metres. Perfectly positioned with just a two-minute stroll to Henley Square, the beach, and an endless array of cafes, restaurants, shopping and entertainment. This is where it all happens, ideal if you have an Airbnb business, need somewhere for the kids to start their adult lives, looking to build your dream home or you could rent out for now and figure it all out later, the choice is yours. What makes this offering so special is its Cosmopolitan locale, flexibility of use and dual access offering off-street parking for at least six cars. Unit 1 faces Durham Street and unit 2's car access is from a north facing rear laneway. From here, the glorious views of the Norfolk Pines make for a breathtaking backdrop, and one you will never tire of. What we love: Oversized windows, wide white louvre blinds, garden aspect, ceiling fans throughout, separate toilets, good storage including two linen cupboards and secure parking for multiple cars. Unit 1 is freshly painted with a spacious lounge/dining, carpet underfoot and a gas heater. The two bedrooms are south-facing with street views, one is king-size with a wall of fully fitted wardrobes, and the second is a double room, both with ceiling fans. The kitchen is neat and tidy with free-standing gas cooktop and oven, adjacent is the laundry with sink and door access to a courtyard, clothesline and secure carport with roller door. The bathroom has a separate shower, bath and a good-sized vanity. A separate toilet is adjacent. Additional off-street parking for 2 plus cars. This unit is currently vacant. Unit 2 offers a spacious east-facing lounge/dining, ducted evaporative air, and carpet underfoot. Two north-facing bedrooms with garden aspect, one King, one double, both with excellent storage. The kitchen features an under-bench oven, 4 burner gas cooktop, stainless steel Fisher and Paykel dishwasher and microwave nook. The bathroom features a separate, frameless shower screen, stone-topped vanity and designer towel rail. Both laundry and bathroom have been updated. There is door access to a side courtyard, two garden sheds and a covered carport. In addition, a double automatic door opens to a double carport from the rear lane. This unit is currently tenanted and due for a rental increase and a periodic lease in May. Both units have their own sizeable outdoor spaces and there is plenty of potential to create an additional front, private courtyard for unit 1. Unit 2 has potential to extend the dwelling and still have plenty of room for garden and a pool. Unit 1 is available for viewing at anytime in addition to scheduled weekly opens for both units at 10am Saturdays and 12noon on Tuesdays. I look forward to showing you through.
