Once the heartbeat of a 216-acre dairy, this magical Hills holding has grown and adapted in tune with the land around it. First granted in 1871 and grazed for generations, it has witnessed the shift from milk churns to modern acreage. The original farm may have been divided over time, but its spirit still runs through these 36 elevated acres of open pasture, old gums and 2 dams. At its centre, the original circa-1900 stone homestead stands as a sculptural reminder of the land's industrious past. Constructed from hand-laid quarry stone, its once-external walls now read as striking interior features in a dynamic home that draws on its double brick additions to bend and shift to the whims of a modern family. Then there's the old dairy; now a quaint one-bedroom cottage with its own driveway. Think thriving bed-and-breakfast, guest retreat or creative studio with a soul-soothing view. Add to that a resurfaced, flood-lit tennis court, prolific shedding and five neatly divided paddocks, and the picture is complete: a once-working farm reimagined as a refined rural escape with history in its bones and a playful spirit. Open the door to: - To an opportunity to add a family sized swimming pool or horse arena on flat land alongside the tennis court ⁃ Thirty six acres of gently undulating land once home to a working dairy and vineyard, now a serene, self-sufficient country haven just 6km south of Hahndorf. ⁃ A setting that perfectly balances elevation and aspect: 400 metres above sea level, north-facing, and protected from the prevailing southwest winds and frosts. ⁃ A flexible family footprint that includes four bedrooms, two bathrooms, multiple living zones and a study, renovated eastern wing ⁃ Beautifully preserved original features, including polished Baltic pine floors, timber-clad ceilings, ornate fireplaces and exposed stone walls ⁃ A separate, self-contained one-bedroom brick cottage (the original dairy) with its own driveway - perfect for guests, extended family, or short-term accommodation. ⁃ A resurfaced, floodlit tennis court with artificial lawn ready for doubles at dusk ⁃ Supreme infrastructure, including underground electricity to all buildings, bitumen driveway, dual sheds and electric fencing ⁃ Reliable water security via two dams, a bore (600ppm), and 15,000 gallons of rainwater storage feeding the house and paddocks ⁃ Five fenced paddocks with a water licence covering 10 acres for irrigation and stock. ⁃ A five-bay hay shed catching clean rainwater, gravity-feeding cement tanks and ensuring year-round supply. Close the door on: ⁃ The search for an authentic Hills holding that blends history, self-sufficiency and seclusion within minutes of Hahndorf & Mt Barker. ⁃ The hunt for multi-generational flexibility, with both a substantial four-bedroom residence and a separate, self-contained cottage ready to go ⁃ Rising energy costs, thanks to 7.8kW of solar power and a Nectre combustion stove that warms the entire home with ease. ⁃ Forgettable rural holdings - this one carries the name and legacy of Echunga Springs Wines, an estate steeped in South Australia's earliest viticultural story. This pocket of Echunga offers the perfect midpoint between isolation and access; just 6km from Hahndorf and under 30 minutes from the city via the Freeway. Essentials are covered at nearby Mount Barker, while moments of leisure come easy with a choice of local cellar doors, bush trails, golf courses and farm-gate produce all within short reach. It's a setting that proves you don't have to sacrifice convenience for country air. It's time to breathe.
